Greetings good people!!!!
I was wondering with the government expenditure going up on building the infrastructure of the country, interest rates almost touching the sky , stock market going down.. wouldn't it be a wise idea to invest in real estate. currently the banks provide a very good interest rates for fixed deposits. though borrowing is relatively bad, however deposits against mortgages seems really worth from my point of view. and with the potential economic growth , though its not that much effective in short run.. wouldn't there be a potential for the housing prices to go up significantly and the housing rents, when comparing the economies and history of other countries i do see a green light and a jackpot. tell me what you think and please advice me on this.

With the rise of interest rates, we only can expect a downward or stagnant property market. 2008-2009 is a recent example in Sri Lanka.

future is always uncertain. problem is within next 5 to 10 years. according to statistics there is a significant number of foreigners settling down in srilanka. and there is a rising demand for luxury apartments within the colombo district. therefore under those circumstances wouldn't there be a possibility to see a big boom. if i am not mistaking right now a 3 room apartment in Havelock City is rented for around LKR 250,000 per month minimum , and the cost of the apartment is around 25 million. if you take a mortgage of 25 million x 10 years, u only have to pay 225,000 per month. the rent it self would keep the things calm for sometime. but i have no idea what would happen in future. will the prices go up down..

Real states also quite similar to stocks, Interesting subject but you have to be careful.

At the moment there are some undervalued lands in some areas with great potentials. Some areas land prices are unrealistically high. So you need to avoid such places. If you want to select a land for long run for a bargain price then you have do a bit study.. Remember you should not be in a hurry to buy a land.

Before millennium city built, people did not want to buy lands in Athurugiriya area and prices were dirt cheap but Ceylinco millennium city change it all. Whoever studied about this project n bought lands in Athurugiriya were real winners those days. ( a friend of mine as well).

I’m not interested about flats/apartments. No not at all.
However find a piece of land for the right price could be a very interesting subject.

Yes, During past 10 years these apartments and condominiums mushroomed in Colombo, but it's too early to say their long term durability and long term value. The developers come up with shining photos and videos of their brand new luxury apartments but really worth to know what happened after 8-10 years.

By the way it's good that if we have a dedicated forum like this for "real estate market", will be able to share more focused information.Property market believed to be upwards on next decade according to many research reports. I guess the developers of this forum would consider that too soon.

Does anyone know if there will be a highway to Kandy and if so what route and when it will happen. This will be the next real estate boom area if there is a highway. See it takes appx. 3+ hours to go to Kandy if this can be cut down to 1 hour ????

This is a much needed road. It is pity that a distance of 72 miles takes 3 hours. Propety and economic improvement can be made if the transportation times and efficiency can be improve. Kandy is a prominent city which links other towns as well as it is a central point.

I agree with you. I would love to join such bog (if there’s any)
Buy to sell investments has to be very very tactical. Investor have to identify the potential before all others grab the opportunities.

You are 100% correct regarding apartments. Still we may see the demand but not for long & after that apartment market will be saturated for few years.

This is a seriously overdue project and also a much needed one.
