Actually I wanted to post some news during/after the AGM yesterday - I took my apparatus to do it from that place- but refrained because I did not want to make unnecessary and premature attention to this share CITK.

Now I write this after seeing today's share movement because I think some people have already got activated. I feel bad for keeping you blank.

What I got from the meeting is that they have passed through the bottleneck of EIA clearance (as I told you few weeks ago) and selecting some contractor(s) to award the tender for constructing the villas first.

They are to organize some road shows/ some kind of marketing in some selected foreign countries to sell their beach front villas. They have 1 km long beach with CITK. (My note: their price per villa is 6 times lower than a similar in Phuket or Dubai dessert)

I can tell you, They were very confident about CITK's strategic investment in CLND and there could be some positive news from CLND in future.

I feel today's attention is mainly due to this CLND factor.

VERY IMPORTANT: This is NOT a Buy signal. They have only stepped into the next stage. My mind could go bias because I have lot of CITK and the number is growing. I can take risks, doing reinvesting what I earn from SM.

Good that we have members atteding AGM's and update up.. Thanks Chinwi.. Few things if you can answer...

1.) Would marketing a villa is possible in another country especially when its a tourists destination?

2.) Abt the investment in CLND, what kind of return they expect u think? Land price appreciation bringing the share price a value?

3.) How much risk would you think an investor can put into this? I mean as I cn remember the hotels to be finished contruction in 2015 and put into operation and that's where we did all the calculations to arrive at a good return right?

I think CITW is on trck to complete in 2013 or early 2014,
@chinwi, did they mention about the rottened land deal in Pasikuda, are they willing to construct a hotel in Pasikuda prior to Kalpitiya?
Pasikuda is a already developed tourist area than Kalpitiya, while Kalpitiya will take some time to get good infrastructure. Does the REEF management has any plans for Pasikuda?

@ smallville,

1) When the infrastructure and all the supporting facilities are provided around the place people buy these villas as investments. The maintenance of the villas is usually done by the same company which manage the adjoining hotel.

You can rent the villas to the short and mid term visitors and tourists. Usually the hotel company help you to handle this by linking their arranged tourists.

You do part finance the investment by bank loans, paying back is done using the rental income in later years.

In addition, some rich people buy them to use as holiday bungalows and they or their friends can come and go regularly if they stationed closely say in Middle East.

2) There will be new projects done by CLND, I think the investor interest and the value of CLND will go up. It will become a holding company of many iconic places in the town; than they have now. Most of us were wrong about their investment in CLND. As per their plan prepared 2 years ago, they intended to hold it for 5 or more years.

3)That is why I used the word "premature". Getting a return from villa business and hotel operations will be a long term process. Same time, CLND issue and the current low value of CITK make us bullish.

When I value the 1km long beach front in similar places in SW Thailand , where they have already developed tourist related facilities I get very high figure than ours. A villa in middle east beach fronts with a private beach costs many times than ours. ( I know the location values are different at the moment). I do not think there will be any problem to find buyers if we see a well planned development in the entire area.

Still well below IPO price, lower than current book value, CLND issue - I think this is becoming more attractive for long term investors who want to try their fortune in two different ends with one shot.

I am sorry I do not have that info. REEF AGM was over when I reach there.

Somehow I came to know , they are going to have the IPO for Citrus Hikkaduwa in coming months. We had a private placement for this in December last year.

I do not think it will go to previous low levels this time. I feel there will be a bounce back around 3.00. I may be wrong.
