Rs. 25 billion debentures approved for public, private housing project

The Cabinet approved the proposal by Prime Minister Mahinda Rajapaksa in his capacity as the Urban Development and Housing Minister to issue Rs. 25 billion debentures valid for five years to obtain the initial capital to set up a housing project for middleclass earners in the public and private sector, Co-cabinet Spokesman Plantation Minister Dr. Ramesh Pathirana said.

He was addressing the weekly Cabinet media briefing yesterday at the Government Information Department. Minister Pathirana said that the Cabinet approval was granted in May to set up the housing project.

The Cabinet approval was also granted to settle the debenture using the proceeds from the sale of houses under the project and to provide housing loans from State Banks at 25-30 years concessionary loan interest rates to the purchasers.

Sri Lankan cement demand grows to 2021

Cement demand in Sri Lanka will moderate over the next five years, according to a new report from CW Research, following average growth of 13% between 2010 and 2016. Cement demand reached 7 million t in 2016.

The 2010 – 2016 boom in demand came on the back of significant investment in infrastructure, driven by an urgent need for reconstruction work after the end of the long-running civil war in 2009. Since 2015, however, demand has started to slow as corruption concerns saw the suspension of large-scale infrastructure work.

There remains a “long-term and latent need for cement” in the country, said Robert Madeira, CW Managing Directory and Head of Research, pointing to the significant amount of work still to be done. “The challenge will be find the fiscal strength to implement projects.”

Sri Lanka also faces supply challenges, having to import substantial amounts of cement and clinker. This has pushed the country to become the fourth-largest importer of cement in the world. Principal suppliers include India, Pakistan, Indonesia, Malaysia, and Vietnam.

This situation is likely to continue, noted CW Research, as no new integrated cement production capacity has been announced. Cement grinding capacity is expected to increase by 14% by 2021.

“Poor limestone availability in the country to limiting the ability to effectively put in place domestic clinker production lines, leaving manufacturers subject to the fluctuations of clinker prices imported from India and Vietnam,” said Raluca Cercal, Senior Analyst with CW Research. “This said, exploration work continues and the search is on for quality limestone.”

Between 2016 and 2021, cement consumption will be supported by infrastructure projects and growing housing demand. Construction is expected to grow at an annual average of 8% over the next few years.

An initiative of the Urban Development Authority (UDA) of Sri Lanka, this 11-storey housing complex situated on Colombage Mawatha, Narahenpita is part of the Government’s long-term Urban Regeneration Project. The Urban Regeneration Project focuses on enhancing the status and livelihoods of under-privileged communities in urban areas around Sri Lanka’s capital. As such, the project aims to construct 70,000 housing units for communities living in underserved settlements and slums without access to basic infrastructure facilities such as clean water, electricity and sanitation.
MAGA is engaged as a design and build contractor to complete construction of the housing complex funded by the Government of Sri Lanka and the Asian Infrastructure Investment Bank (AIIB). Covering a total floor area of 394,062 sqft., the building will have 624 fully equipped housing units. Leveraging a wealth of experience in the residential sector, MAGA’s design has focused on livability and community aspects: large courtyards, space for shops, community halls, health centres, a maintenance office, nursery, children’s play area, day-care centre, police command centre, and large parking area.
Once complete in May 2023, the two-acre Colombage Mawatha housing complex will provide hundreds of families with access to formal land tenure, a decent home, and essential infrastructure and amenities such as safe public spaces, clean water, electricity, and sanitation.
Maga Engineering has been a long-standing partner in the Urban Development Authority’s and Government’s regeneration efforts that improve the lives of low-income communities living in urban areas. Since 2018, MAGA has been involved in constructing 3 large-scale developmental housing projects that provide safe and spacious housing to over 1600 families.

Same, the best stock that rose with strong reasoning justifying the growth. Will easily surpass 50. The question now is, when will it hit its peak?

Does anyone know what happened in late 2017? I dont, but I'm pretty sure the environment now (with import tax/restrictions) is much better than then & would easily facilitate TKYO to break past its all time high.

Same, the best stock that rose with strong reasoning justifying the growth. Will easily surpass 50. The question now is, when will it hit its peak?

Does anyone know what happened in late 2017? I dont, but I'm pretty sure the environment now (with import tax/restrictions) is much better than then & would easily facilitate TKYO to break past its all time high.
